Following the suggestions and requests from many of our clients, Sur Estates has been working on the redesign of www.surestates.com and will begin 2015 with a brand new website.

There will be many new characteristics included in this project, one of them, involves the search engine, which has been totally redesigned to enhance the user experience and will include three different search options for our visitors.  Whilst the Traditional and the Advanced Property Search options have similar characteristics to the current one, we have now included a fantastic new element, an Interactive Map Search for the Costa del Sol.  We have also rearranged the towns and their sub-areas to make them easier to understand to all our users, even for the ones visiting the website for the first time, these have been rearranged to facilitate the localization of properties.

Another interesting characteristic of the new site will be a save to favourite’s functionality.  Our users will be able to create an account under the section “Favourites” which will allow them to save there their selected properties.  This will save them big amounts of time, when for instance, wanting to review the details of a particular property, when wanting to check if the property is still available for sale or any price updates.

One of the most important developments under the new website is the implementation of geo fixing of locations of individual listing page on Google maps, allowing users to understand exactly the area in which the property is located as well as nearby amenities, the sea and airports for instance.

The website has been redesigned to respond and adapt to different screen sizes using responsive techniques thus making it more user friendly regardless of whether a user has a desktop computer or laptop with different screen sizes, iPad and other tablets, iPhone and other smart phones.

The real estate market in Costa del Sol is moving and we are not the only ones to say it. According to the latest Aguirre Newman Residential Market Report on the Costa del Sol for the month of June, there has been an increase of 16.3% in property sales on the Costa del Sol reaching a total number 30,231 of properties sold.

In regards to properties located in new developments, the stock of new homes has dropped 31.5% compared to the previous year. With such strong demand in this kind of product, there will be very little adjustment and if this happens it will only occur in areas such as the ones with a lot of construction around, developments located far away from the city center or areas that are less attractive to holiday homes.

On the other hand, homes located in exclusive areas will not suffer any price adjustments, as the Costa del Sol remains the favorite destination for foreigners who buy homes outside their country of origin. The majority of these are still finding the residential market in Costa del Sol a great investment opportunity.

Another point to consider is that out of 3,000 new properties available for sale from the SAREB (Company for the Management of Assets proceeding from Restructuring of the Banking System) in Spain this year, only 166 are located in the Costa del Sol.
